Delta Manor

Conveniently located with easy access to highways, transit, shopping and restaurants, Delta Manor is home to Ladner Leisure Centre’s public swimming pool, fitness room and ice rink, the Delta Hospital, central stations for Police and Fire, and the Ladner Exchange Bus loop, complete with a park and ride lot. The ice rink at the Leisure Centre is the official practice arena for the WHL Vancouver Giants and practices are often open to the public. East Delta

Vast acres of farms, parkland, golf courses and a small craft airport are found in the area known as East Delta, set between the South arm of the Fraser River and Boundary Bay.

Holly

Holly is close to all Ladner’s amenities just across the freeway, and there’s a distinct rural feel to the community. Bordered on two sides by undeveloped land, and by Highways 17A and 99, there is plenty of space, large houses on expansive lots and unobstructed views. Holly Real Estate is chiefly single family homes in subdivsions but there are some townhomes also available. Ladner Rural

The vast Ladner Rural area incorporates thousands of acres between residential Ladner and Tsawwassen. Much of it is farmland, including some of the best blueberry crops in North America. Traveling along Arthur Drive amidst the fields offers unobstructed scenic views of the land and mountains including impressive vistas of Mount Baker in Washington State. The multi-car freight train traveling to and from Deltaport Way presents a nostalgic sight now vanishing from MetroVancouver’s landscape.

Ladner Elementary

Like most of the Ladner, this neighbourhood is primarily residential, although you will also find the historic Ladner Village shopping district within its borders of Arthur Drive, the Fraser River, 46A Street and farmland.  Ladner Elementary Real Estate offers a myriad of home selections; there’s something for everyone. Many of the condos and townhouses in the neighbourhood were built in the 1980s and 1990s with larger rooms and often lovely views. Built along the Fraser, Seafarer Marina Estates is a unique adult-oriented development that offers owners a private boat moorage at the marina. Single family homes make up the majority of properties available in the community, ranging from original homes built in the 1970s and updated over the years, to new, modern dwellings. Ladner Village offers a friendly neighbourhood shopping experience. The ambiance is similar to Steveston Village in Richmond, where local shops and merchants maintain strong community participation and are favourite locations for film television and movie crews.

Ladner Elementary School, in the heart of the district, is the sole Early French Immersion (K-12) school in Ladner. Parks in the community include Memorial Park, home to the Ladner May Days Fair, Bandfests, Remembrance Day ceremonies at the cenotaph, sports fields, playgrounds and a water park. Cromie Park is another park providing sports fields and courts in the area. Ladner Pioneer Library is adjacent to Memorial Park.

Neilsen Grove

Ladner has distinct character and Neilson Grove delivers. Rich in history, Neilson Grove was named for Thomas Edward Neilson and his wife Ebba Sofia Bowing Neilson, who grew up on Westham Island.

Port Guichon

The name Guichon is as rich in history as the name Ladner when it comes to the development of the area.  Laurent Guichon, an immigrant from France, met Bill and Thomas Ladner during the 1860's gold rush in the Cariboo and forged a lifelong bond that would bring both families to the Fraser River Delta.  Port Guichon emerged adjacent to Ladner’s Landing, complete with a hotel and steamship ferry landing, along with the Guichon’s dairy cattle and grain farming. It is fitting that the neighbourhood bordered by lush farmland and the banks of the Fraser be named in honour of this pioneer family, who still have ties to the area.

Historic Port Guichon is a wonderful area to raise a family as it is within walking distance to schools, Ladner Village, parks and the riverbank.
